Residence Permit and Work Visa
A residence permit (İkamet) does not grant the right to work in Turkey. For employment, you will need a work permit!
Residence Permit
In Turkey, you can stay 60/90 days within a 180-day period without a visa. For longer stays, a residence permit — İkamet izni — is required.
Types of residence permits:

Tourist — based on property ownership with a cadastral value up to $200,000 (currently, getting VNZ via rental is unlikely).

Property owner — based on Tapu for properties with a cadastral value of $200,000 or more.

A property-based residence permit allows you to apply for Turkish citizenship after 5 years of extensions. This and the longer processing period distinguish it from a tourist permit.
Property purchased after 16.10.2023 can qualify for VNZ if valued at $200,000 or more.
To apply, you must submit an application to the Turkish Migration Office (Göç İdaresi), provide necessary documents (passport, health insurance, children’s birth certificates with apostille, marriage certificate with apostille, etc.), pay government fees, and provide a rental agreement or Tapu.
Residence permits can only be issued in open regions.
Work Visa
Equivalent to a residence permit — it allows foreigners to live in Turkey for work.
You can start work in Turkey only with a Turkish work visa and work permit (çalışma izni).
The employer handles the documentation and health insurance. The process may take several months, so seasonal workers should secure a company for official employment in advance.
If you have a residence permit, you can apply for a work permit in Turkey without leaving the country. If not, you must apply from abroad via a Turkish embassy.
From 1 October 2024, new criteria for work permit applications are in effect.
A foreigner can independently obtain a work permit and residence permits for family members by opening a company in Turkey and depositing at least $100,000 in capital. It is no longer required to hire five Turkish citizens per foreign employee.
