Avsallar is a coastal district of Alanya, located about 22 kilometers from the city center. The population is around 15,000. The area is known for its picturesque beaches Incekum and Fugla with soft golden sand and gentle entry into the sea, making them ideal for family vacations. Pine forests throughout the district are a distinctive feature of Avsallar.

The district combines a calm provincial atmosphere with well-developed infrastructure. There is a public hospital and several private clinics with pharmacies, kindergartens, and Turkish primary and secondary schools. Supermarkets such as Migros, BIM, A101, Carrefour, and many small shops are located in the area. Every Wednesday, a farmers’ market operates near the local mosque with fresh vegetables and fruits. Currency exchange offices, ATMs, and car rental services are also available.

Avsallar offers many cafés and restaurants with high ratings: Kösem Sultan (Turkish cuisine), Tuana Balık (fresh seafood), Bamboo Asian Cuisine (sushi and Thai cuisine), and Cihan Pide (pide and kebabs). Cozy cafés, bars, and bakeries line the beaches. For active recreation, there are Sealanya and Waterland water parks, rafting on the Alaracay River, Sapadere Canyon, yachting, diving, jeep safaris, karting, and water sports. Hiking and cycling routes run through the forests. There are beautiful green parks, playgrounds, and picnic areas.

The sandy beaches of Avsallar are spacious and well-maintained, with a gentle entry into the water suitable for children. Large hotels occupy the first line of the sea. There are 5 km of comfortable beach without large rocks. In recent years, modern residential complexes with pools, SPA, and sports areas have been actively built throughout the district. The central street is shaded by trees, making it pleasant to walk even in summer.

Transport is well-developed: regular buses and minibuses run along the D‑400 highway, connecting Avsallar with Alanya, Gazipaşa Airport, and neighboring districts. The area is convenient for permanent residence, vacationing, and also represents an attractive opportunity for real estate investment.

Real estate and housing stock: residences with apartments in new complexes, duplexes, and villas, as well as standard Turkish secondary housing. Most buildings are low-rise, but there are also multi-story projects.
